"Is it really ten years since you began? In that time we have had the Stern report, the Merton Rule, and the CHS. We are rolling out BREEAM for everything and we will soon have Energy Performance Certificates on our buildings. And the Americans have been told 'the Inconvenient Truth'. Huge changes - and yet we are still struggling to produce sustainable architecture and infrastructure.

"We can and need to halve the demand from our buildings - that's the easy bit. We need to halve the demand from what we do within our buildings - we have hardly scratched the surface there as electrical demand grows insatiably. And we need to take major initiatives in renewables, on a scale that we are just beginning to take seriously.

"So for all the publicity that sustain' has helped contribute to there are still major changes in attitude that we need to cultivate. You guys need to quadruple your circulation - but without adding to your carbon emissions!"
